What is EIFS?
EIFS stands for Exterior Insulation Finish Systems. It is an exterior wall cladding (skin of the building) that can be used for almost any kind of construction. EIFS is comprised of an insulation board attached to a substrate which is covered with a fiber mesh. This mesh is embedded into a Base Coat that is topped with a textured Finish Coat. EIFS is a durable wall cladding that can be made to replicate Limestone, Granite, Brick, or Metal Wall Panels.
Why Use EIFS?
EIFS is GREEN. The terminology “Green” is the newest fad in construction. EIFS is the most energy efficient wall cladding that can be used in construction. The reason for this is because the system requires the use of insulation board. You can imagine how energy efficient a building would be if it were wrapped in a Styrofoam cooler. Well that is essentially what you are doing when you choose EIFS as your wall cladding. EIFS has been proven to be 84% more thermally efficient than any other wall system. This includes: Brick, Glass, Stucco, Concrete, Wood, and Masonry. You are also awarded LEED points when you use EIFS as your wall system.
Why Does EIFS Have a Bad Reputation?
There are some perceptions that EIFS is not a good product. However, this is an outdated opinion to have. It is true that the EIFS industry took a hit in the early and mid 80’s. This is because Home Builders were contracting people who were not competent in EIFS application. Faulty installation caused water intrusion to occur behind EIFS wall systems on homes. That created mold within the structure and many unsuspecting home owners suffered do to poor installation of the system. Today manufactures of EIFS products require applicators to be certified in their products before it can be purchased. This has eliminated just anyone from applying EIFS products to new construction. Having trained professionals install EIFS is critical to the reliability of the wall system.
Standard vs. Drainable EIFS
There are two basic system designs for EIFS. A Standard design and a Drainable design. The Standard EIFS is a basic wall cladding system with insulation board, base coat, mesh, and finish coat. The Drainable design was developed after the water infiltration problems occurred from the poor application. The Drainable design has all the same features as the Standard design, however, it also incorporates a secondary weather barrier to protect the substrate from any water that breaches the EIFS. If water does breach the EIFS it will hit the waterproof weather barrier and gravity will force the moister to run vertically until it reaches a designated drainage point in the EIFS. Drainage points are placed at the bottom of all Drainable designs to allow the release of moister that has occurred behind the EIFS. The Drainable EIFS design is the preferred design by most construction consultants
